For property owners Rental software

The best vacation rental software for estates that host weddings

Event weekends stretch ordinary rental tools: one booking, a big group, a three night minimum, a larger deposit and a cleaning crew on Sunday. Here is which kind of software handles each part, what it costs, and how the pieces fit together.

How we compared them: we read each company's own pricing, product and help pages on November 3, 2026. We did not run these tools ourselves, and no company reviewed or approved this page. Tools are grouped by job, and within a job they are listed alphabetically.

What software does a wedding rental need?

Start with one property management system, such as Guesty, Hospitable, Hostfully or OwnerRez, to hold the calendar, guest messages and the sync to each listing site. Add PriceLabs if you want event dates priced and minimum stays set on their own, and Breezeway if the turnover after an event needs a crew schedule.

The tools, by job

Most owners need one property management system, then add tools for the jobs it does not cover well enough for event weekends. The four property management systems below are listed alphabetically; PriceLabs and Breezeway run alongside whichever one you pick.

What an event weekend asks of your software

A wedding booking is one reservation that behaves like several: a longer stay, a bigger group, extra charges, a heavier clean and dates that have to stay clear on every site. These are the five settings worth getting right before the first event books.

  1. 01

A minimum stay that covers the whole weekend

If the couple needs the house from the rehearsal dinner to the morning after, set the minimum stay on those dates to cover all of it, so a short booking cannot split the weekend before the wedding books.

PriceLabs lets you set minimum stay rules for specific dates or events, plus separate rules for short gaps between bookings. Its help center notes that it overwrites the minimum night settings in the connected system, so keep those rules in one place.

Handled by: PriceLabs, or the calendar rules in your property management system

  2. 02

A larger damage deposit, in writing

An event brings more people, vendors and equipment through the house than an ordinary stay. Put the event deposit, what it covers and when it comes back into the rental agreement the couple signs.

OwnerRez includes digital signatures, with a signed PDF for each guest. Hospitable lists rental agreements as a guest feature and security deposits as an add on with a 2% processing fee. Guesty lists damage protection and guest verification.

  3. 03

Event fees as their own line items

Keep the event fee, extra guest charges and any event cleaning charge apart from nightly rent, so the couple sees what each charge is for and you can track event income on its own.

OwnerRez custom surcharges can apply by date, season or guest count, for example only to groups of 12 or more. OwnerRez notes these advanced surcharges are unlikely to apply as expected on Airbnb or Vrbo, so they suit direct bookings. Hospitable sells custom upsells for a processing fee of 7% on paid plans and 10% on its free plan.

Handled by: Your property management system, on direct bookings

  4. 04

A turnover plan for the morning after

After an event there is more to clean and more to check. Leave a buffer day before the next arrival, and have the crew photograph each room so you can settle the deposit with a record of what they found.

Breezeway schedules and pays cleaners, tracks inspections and maintenance, and gives the crew checklists in a mobile app. It syncs reservations from Guesty, Hospitable and OwnerRez, and its first property is free.

Handled by: Breezeway, or the task tools in your property management system

  5. 05

A calendar blocked around the wedding

Block setup and breakdown days, and any dates you hold for the couple before they sign, on every site where the property is listed. One missed site is enough for a double booking.

A channel manager pushes one calendar to every site. Guesty syncs Airbnb, Vrbo, Booking.com and 60+ other channels in real time, Hospitable syncs Airbnb, Vrbo, Booking.com and Agoda, and OwnerRez includes channel management at no extra charge. Airbnb’s Community Disturbance Policy does not allow disruptive gatherings of any size or open invite gatherings, so read each site’s rules before you host an event booked there.

Which setup fits your property

The right mix depends less on the software than on how often you host events and how many listings you run. Three common starting points:

One estate, a few events a year

Start on a property management system’s entry plan: Hospitable’s Essentials plan is free, Guesty Lite starts at $9 a month for 1 to 3 listings, Hostfully’s Growth plan starts at $15 per property a month plus a platform fee, and OwnerRez is $40 a month for one property. Add dynamic pricing once you want wedding weekends priced apart from ordinary stays.

Event bookings taken directly

Compare how each system handles signed agreements, deposits and separate fees on direct bookings. OwnerRez documents conditional surcharges and includes digital signatures; Hospitable lists rental agreements, security deposits and, on its Professional plan, a direct booking website; Guesty lists direct booking websites, payments and damage protection.

Several listings, regular events

PriceLabs can apply minimum stay rules to a group of listings or a whole account, and Breezeway can schedule one crew across every turnover. Guesty is quote based from 4 listings. OwnerRez charges less per property as you add them: $15 each for properties 2 and 3, $10 for the 4th, and $8 each for 5 to 9.

Questions owners ask

What is the best vacation rental software for a property that hosts weddings?

There is no single best tool; there is a best setup. Start with one property management system to run the calendar, guest messages and listing sync, such as Guesty, Hospitable, Hostfully or OwnerRez. Then add a dynamic pricing tool such as PriceLabs for event dates and minimum stays, and an operations tool such as Breezeway if the turnover after an event needs a scheduled crew.

Hospitable vs Guesty vs OwnerRez: how do they differ?

Mostly in how they price and what they emphasize, by their own published pages as of November 2026. Hospitable has a free Essentials plan with a shared inbox, calendar and scheduled messages, and paid plans priced by property count. Guesty Lite starts at $9 a month for 1 to 3 listings, and Guesty is quote based from 4 listings. OwnerRez is $40 a month for the first property, with lower per property prices as you add more, and includes digital signatures and channel management. Hostfully’s Growth plan starts at $15 per property a month plus a platform fee, for 1 to 50 listings.

Do I need dynamic pricing for wedding weekends?

Not always. You can set event pricing and minimum stays by hand in most property management systems. A tool such as PriceLabs helps when you want rules for specific dates or events applied automatically, or across several listings. PriceLabs lists $14.49 per listing a month plus taxes, or a 1% of revenue plan, with a 30 day trial.

Can rental software charge a separate event fee?

It can, depending on the system and where the booking came from. OwnerRez custom surcharges can apply by date, season or guest count, for example only to groups of 12 or more, though OwnerRez notes they are unlikely to apply as expected on Airbnb or Vrbo. Hospitable sells custom upsells for a processing fee of 7% on paid plans and 10% on its free plan. Check how each listing site handles extra fees before you rely on them there.

How do I handle cleaning and turnover after a wedding at my rental?

Leave a buffer day before the next arrival, give the crew a written checklist for event cleanup, and have them photograph each room so you can settle the damage deposit with a record. Operations tools such as Breezeway schedule cleaners, inspections and repairs off your reservations and sync with Guesty, Hospitable and OwnerRez; Breezeway lists its first property as free.

Can I host a wedding booked through Airbnb?

Read the listing site’s rules first. Airbnb’s Community Disturbance Policy does not allow disruptive gatherings of any size or open invite gatherings during a reservation. Local short-term rental rules and event permits also vary. One option is to take event bookings directly, with a signed agreement, a deposit and event fees set out in writing.

What does a full software setup cost for one estate?

At published prices as of November 2026, one example for a single property is OwnerRez at $40 a month, PriceLabs at $14.49 a month and Breezeway’s free first property, about $54.49 a month before taxes, add ons and payment fees. Starting on Hospitable’s free Essentials plan with PriceLabs would be $14.49 a month. Your total depends on the plans and add ons you choose.
